A home inspection covers essential structural components, including foundation cracks, roof leaks, plumbing, electrical systems, heating and cooling, insulation, windows, doors, chimneys, and more. The time required varies based on the property size, but most inspections take around 2-3 hours.

An Exterior Elevated Element inspection looks at decks, balconies, walkways, stairs, and other elevated structures attached to a building. We check the structural components, supports, guardrails, and waterproofing systems for signs of wear, damage, or water intrusion to help ensure everything is safe and up to code.

Depending on your property type and location, you may be legally required to have an EEE inspection. In California, laws such as SB 326 and SB 721 require inspections for certain multi-family buildings with exterior elevated structures. These inspections help protect residents and keep your property in compliance.

Make sure all inspection areas are clear, including closets that provide access to crawlspaces or attics, and leave some space around the home’s exterior. Test built-in appliances, electrical systems, and gas connections to ensure they’re functioning properly. If you won’t be present for the inspection, arrange for the inspector to have access and ensure pets are secured or relocated.

A home inspection can impact an appraisal in two key ways: 1) It may uncover issues that lower the home’s value, or 2) It may identify necessary repairs that, once completed, could increase its value.
